AC Maintenance Checklist for Homes in Qatar

A practical AC maintenance checklist for Qatar’s climate: what you can do yourself, what a technician should check, and the warning signs that your air conditioner needs service.

By IES Technology Qatar ·

In Qatar, air conditioners run for most of the year, often around the clock in summer. That heavy use, combined with fine desert dust and humidity near the coast, makes regular maintenance the single best way to keep your home cool, your electricity bills under control and breakdowns to a minimum.

What you can do yourself

  • Clean or replace filters regularly. Dusty filters restrict airflow, make the unit work harder and reduce cooling. In dusty periods, check them every couple of weeks.
  • Keep the outdoor unit clear. Remove boxes, plants and debris so the condenser can release heat freely.
  • Watch the drain. Water dripping from the indoor unit usually means a blocked drain line that needs clearing before it causes damage.
  • Use sensible settings. Very low temperature settings do not cool a room faster; they just make the system run longer.
  • Close doors and curtains on the sunny side of the house during the hottest hours.

What a technician should check

A professional service goes further than filter cleaning. A good technician will:

  1. Clean the indoor coil, blower wheel and drain pan.
  2. Clean the outdoor condenser coil and check the fan.
  3. Measure refrigerant pressures and look for leaks before topping up gas.
  4. Test electrical parts such as capacitors, contactors and connections.
  5. Check the thermostat and remote operation.
  6. Measure the air temperature coming out of the unit to confirm it is cooling properly.

When to book a service

Because Qatar’s summer puts extreme load on AC systems, the best time for a full service is before the hot season starts, with another check afterwards. A maintenance contract is the easiest way to make sure it happens on time, especially for villas with several units.

Warning signs your AC needs attention now

  • The room is not reaching the set temperature, or airflow is weak.
  • Water is leaking from the indoor unit.
  • You hear rattling, buzzing or grinding, or notice a burning smell.
  • Ice is forming on pipes or the coil.
  • Your electricity bill rises without extra use.
  • The unit trips the breaker or will not start.

If you notice any of these, switch the unit off and call a technician. Running a faulty AC can turn a small repair into a costly one, for example a failed compressor.
